Campus Towers is a two-building, 192-unit affordable senior community in Jacksonville, FL that was originally constructed in 1986. Smith & Henzy secured 9% LIHTC to execute a tenant in-place rehabilitation of Campus Towers. We completed the rehabilitation in 2021 and replaced every major building system in order to ensure the property is safe and to improve the quality of life for existing and future residents. The studio and one-bedroom units are affordable to households with annual incomes from 33% to 60% of AMI. Of the 192 units, 175 have a HUD HAP contract.
