Pablo Hamlet is comprised of the revitalization of an existing, 104-unit apartment building and the addition of a new construction, 50-unit building, both of which are reserved for low-income seniors. Pablo Hamlet is located in Jacksonville Beach, FL. The 154 one- and two-bedroom units are affordable to households with annual incomes from 30% to 80% of AMI. Smith & Henzy secured competitive 9% LIHTC to rehabilitate and construct Pablo Hamlet. All 104 existing units have a HUD HAP contract. The scope of work at the existing property includes upgrading major systems and making the property ADA compliant/accessible. All units will receive new, energy star appliances, new luxury vinyl tile, new countertops and kitchen cabinets, and new bathroom vanities. Further scope will include a new roof, the addition of fire sprinklers in all units, and the addition of a 3,000-4,000 square foot community center. Pablo Hamlet is currently under construction and slated for completion in 2022.
